Founded in June 1994, Cain’s Parking Lot Services began as a small, family-run business established by Troy and Kelly Cain, alongside lifelong friend Mike Krzycki. With just one truck and a pressure washing unit, the team launched operations with a commitment to hard work, integrity, and community service.

Before founding Cain’s, Troy Cain served in the United States Marine Corps and later worked as a buyer in the produce industry. Kelly Cain brought her experience from Alaska Airlines, while Mike Krzycki had a background in construction sales. Their combined work ethic and entrepreneurial drive laid the foundation for what would become a reputable and growing company.

Over the years, Cain’s expanded into commercial sweeping, pressure washing, and winter services providing dependable service to retail centers and commercial properties throughout Washington State.

In 2011 the company grew into vactor operations—cleaning stormwater systems, supporting construction site maintenance, and locating underground utilities. This evolution also led to the founding of Garnet Recyclers of Washington (G.R.O.W.), a division specializing in the eco-friendly reuse of spent waterjet garnet used in the aerospace industry.

G.R.O.W. is proudly partnered with GMA Garnet Group, a global leader in garnet production and recycling based in Australia.
